WAUPUN—Asking prices have been set for the three elementary buildings that were closed due to the school consolidation last summer.
After an appraisal of the three properties — Jefferson, Fox Lake and Alto elementary schools — by United Service Appraisals out of Fond du Lac in August, the Waupun Area School District sought the opinion of a local real estate agent, Susan Aronson of to review the appraisals of the Jefferson and Fox Lake properties and recommend an asking price.
“Her recommendation is to ask the appraisal price due to the unusual aspect of selling schools and looking at what a mortgage lender may approve based on the appraisals,” Randy Refsland, district administrator said.
The Fox Lake property consists of approximately 4 acres and the building of almost 25,000 square feet. With the land appraised at $161,000 and the building at $150,000, the district is listing the property at $311,000.
“The referendum tomorrow will determine whether or not we will look at selling the Fox Lake building,” Refsland said. “It will certainly be my recommendation that if the referendum were to go toward detachment that we not sell the building with the idea of using that toward the assets that we would discuss with the Randolph school.”
The Jefferson property consists of approximately 15 acres and a 41,144 square foot building. The land is appraised at $215,000 and the building at $370,000. However, the sale of the Jefferson site would not include approximately 11 acres of land that is leased to the city of Waupun through 2086. That land includes the ball diamonds and recreational area.
“The recommended sale price for Jefferson includes roughly four acres and the building for $426,000,” Refsland said.
The asking price for Alto Elementary is $200,000.
Refsland recommended the district request bids for a listing agent.
